River Front
The Ivy at Riverfront, a 45-floor Downtown condo tower on the Miami River with an in-house real estate office on site.
Revisado octubre de 2026
This is for people shopping for a condo or rental at The Ivy, not for sightseers. Google tags it as an attraction, but it's a gated residential building, and the river grounds belong to residents.
What this actually is
Google files it under tourist attraction. It's The Ivy at Riverfront: 45 floors, 504 condos, built in 2008, at 90 SW 3rd St where Downtown runs into Brickell. The listing points to Miami Realty, which says it has been the building's in-house agency for over 15 years and keeps an office inside. The office keeps weekday hours, 9:30 am to 5:30 pm, and is closed on weekends. The 4.7 from about 335 Google reviews most likely reflects the office and the building, not a view you can walk in and enjoy. Plan a visit only if you have business with either.
The river side
The building's own description lists 13.5 acres of landscaped grounds and 900 feet of Miami River frontage connected to a 5.5-mile Riverwalk. It also lists an infinity-edge pool, a lap pool, meditation gardens, a spa and health club, a game room, a coffee bar and a deli. All of that sits behind a gate with 24-hour security, valet and concierge, so treat it as residents only. To see the river without a key fob, use the public Riverwalk instead of the building. Brickell City Centre and Mary Brickell Village are both within walking distance.
Buying or renting here
When we checked, the listings showed two-bedroom units for sale between $549,000 and $749,000, and rentals from $2,600 for a one-bedroom up to $3,800 for a two-bedroom. Those numbers change, so treat them as a snapshot. The house rules matter more. Owners can lease a unit at most twice a year, every lease has to run at least six months, and short-term rentals aren't allowed. Only owners can keep pets: up to two, with no weight limit. Renters can't have pets, except certified service animals. If you have a dog and plan to rent, look somewhere else.

Bueno saberlo
